POSITION OVERVIEW

The Rivani Runner plays a critical role in delivering a high-touch, hospitality-driven tenant experience within a Class X commercial office environment. This position is responsible for providing prompt, professional, and detail-oriented support services to tenants, property management, and engineering teams. Modeled after luxury hospitality service standards, the Runner ensures efficient execution of operational requests while maintaining a polished, service-first presence throughout the building.

CORE RESPONSIBILITIES

  • Tenant & Guest Services: Deliver exceptional, hospitality-level service to tenants, guests, and vendors. Respond promptly to service requests (e.g., deliveries, restocking, requests, running errands.) Maintain a visible and approachable presence throughout the property. Assist with tenant move-ins, move-outs, and internal office relocations. Support event setups, including furniture arrangement and meeting space readiness.
  • Package Handling: Assist tenants with packages and personal items - moving quickly, handling carefully, and ensuring every item is accounted for and delivered appropriately. Accept and log deliveries and packages with a complete chain of custody and prompt tenant notification.
  • Operational Support: Assist engineering and janitorial teams with day-to-day operational needs. Support inventory tracking and restocking of building supplies. Transport equipment, tools, and materials safely and efficiently. Conduct routine walkthroughs to identify service needs or deficiencies
  • Facility & Presentation Standards: Uphold Class X building standards for cleanliness, organization, and presentation. Assist in maintaining back-of-house areas, storage rooms, and service corridors. Ensure all public and service areas meet high aesthetic and safety standards. Identify and report maintenance or safety concerns proactively
  • Hospitality & Brand Alignment: Deliver service aligned with luxury hospitality principles: Professional appearance and demeanor, Anticipation of tenant needs, Attention to detail, Timeliness and reliability, Promote a culture of service excellence and teamwork
  • Tenant Recognition & Personalization: Learn and retain the names, preferences, and patterns of Rivani tenants over time. Anticipate recurring needs, note scheduling changes or special requests communicated by the concierge or management team, and adapt your approach to reflect what you know about each person. Recognition and personalized service are not a courtesy — they are a standard.
  • Service Area Maintenance: Maintain the cleanliness, organization, and visual presentation of all assigned service areas — including back-of-house corridors, supply storage rooms, mail and package areas, and any other spaces you move through or support. Every area you touch must be left in better condition than you found it.
  • Entrance Zone Maintenance: Always maintain the physical condition and visual presentation of the entrance zone - doors, hardware, entry surfaces, signage, and surrounding exterior. The arrival zone must be immaculate, unobstructed, and composed throughout every shift, not only between arrivals.
  • Cross-Team Communication: Serve as an active communication link across building operations. Relay service updates, delivery status, tenant requests, and any safety or operational concerns to the concierge, engineering, janitorial, and management teams in real time. Your mobility throughout the building means you often see things others miss — report them.
  • Emergency & Safety Awareness: Remain alert to safety conditions, suspicious activity, and tenant welfare always. Respond calmly and with clear protocol awareness in the event of a medical, security, or emergency. Escalate appropriately without disrupting the environment for other tenants. Follow all building safety protocols, OSHA guidelines, and company procedures. Use proper lifting techniques and safety equipment when required

PRESENTATION & CONDUCT STANDARDS

The Rivani Runner standard reflects the same commitment to excellence found throughout the building's luxury hospitality model. The following are not preferences; they are non-negotiable conditions of employment in this role.

  • Uniform: The Rivani-issued uniform is always worn in full while on shift - pressed, complete, and exactly as issued. No modifications, substitutions, or accessories not provided by the building. The uniform is not a costume. It is a signal that you represent something precise.
  • Grooming: Hair, facial hair, nails, and personal hygiene must reflect an impeccable, formal standard consistent with a five-star hospitality environment. Grooming standards will be defined in the Rivani Employee Handbook and are reviewed at the start of every shift.
  • Posture & Positioning: The Runner maintains an active, attentive presence throughout the building always. Aimless movement, phone use, personal conversations, and any behavior that suggests disengagement are not acceptable. You are always in motion with purpose.
  • Language & Tone: All interactions are conducted with formal, polished language. Greetings are warm but never familiar. Responses are direct but never abrupt. Personal opinions, casual conversation, and overfamiliarity are not consistent with the Rivani standard. You set the register of every interaction.
  • Discretion: Tenant information, patterns, guests, and personal circumstances you encounter in the course of your work are confidential. Full stop. You will move through spaces and situations that others don't. That access requires discretion — always.

PHYSICAL REQUIREMENTS

  • Ability to remain physically active and alert throughout an entire shift, including standing, walking, and moving continuously across all areas of the building
  • Ability to lift, carry, and maneuver packages, supplies, equipment, and other items weighing up to 50 lbs., including frequent bending, pushing, and stair use
  • Physical ability to navigate the full building footprint — including service corridors, stairwells, and loading areas — efficiently and safely throughout the shift
  • Comfort with a fast-paced, high-contact, tenant-facing role requiring sustained physical output and professional composure throughout every shift

QUALIFICATIONS

  • Minimum 1-3 years of experience in a hospitality operations, porter, runner, bell, guest services, or facilities support role at a luxury hotel, five-star property, Class A commercial building, or equivalent high-touch environment
  • Demonstrated ability to maintain composure, precision, and genuine warmth simultaneously in a high-volume, high-expectation environment
  • Impeccable personal presentation - grooming, deportment, and physical bearing must meet and sustain the five-star standard throughout every shift
  • Strong interpersonal intelligence - the ability to read a tenant's mood, pace, and preferences on approach and adapt your interaction accordingly
  • Clear, professional verbal communication; ability to give and receive information efficiently and calmly under pressure
  • Bilingual English/Spanish strongly preferred given Rivani's community and Miami Beach location
  • Reliable, punctual, and shift-committed — in a role where your absence creates a visible gap in building operations and tenant service
