Nautilus 220 is a luxury waterfront condominium community located in Lake Park, Florida, offering elevated residential living with resort-style amenities, marina access, and a hospitality-driven resident experience. Managed by Black Briar Management, the property combines upscale service standards with modern operational excellence.

At Nautilus 220, the Groundskeeper maintains the beauty and presentation of the outdoor spaces and landscaping throughout the community.
POSITION OVERVIEW
The Groundskeeper is responsible for maintaining the cleanliness, appearance, organization, and overall presentation of Nautilus 220’s exterior grounds, landscaping, outdoor amenities, walkways, and common areas. This role supports the daily upkeep of the property to ensure all outdoor environments consistently reflect the luxury standards and hospitality-driven experience of the community.
The Groundskeeper is expected to maintain a clean, polished, and welcoming environment while proactively identifying maintenance needs, safety concerns, and presentation opportunities throughout the property. This position requires strong attention to detail, reliability, physical stamina, and the ability to work efficiently both independently and as part of an operational team.
The ideal candidate is hardworking, organized, proactive, and committed to maintaining exceptional curb appeal and outdoor presentation standards at all times.
CORE RESPONSIBILITIES
- Grounds & Landscape Maintenance: Maintain the cleanliness, appearance, and organization of all exterior grounds, landscaped areas, walkways, entryways, parking areas, marina-adjacent spaces, and outdoor common areas throughout the property.
- Property Presentation Standards: Ensure all outdoor resident-facing areas consistently reflect Nautilus 220’s luxury hospitality standards through detailed attention to cleanliness, landscaping appearance, debris removal, and general upkeep.
- Trash & Debris Removal: Remove trash, leaves, debris, and other materials from exterior common areas, amenity spaces, sidewalks, garages, and landscaped areas throughout the property to maintain a clean and polished environment.
- Landscape Support: Assist with basic landscaping tasks including watering, trimming, planting support, mulch distribution, weed removal, pressure washing, and irrigation monitoring as directed by leadership or landscaping vendors.
- Outdoor Amenity Upkeep: Support the maintenance and cleanliness of outdoor amenity areas including pool decks, lounges, waterfront spaces, walking paths, seating areas, and recreational spaces.
- Inspection & Reporting: Conduct routine inspections of exterior areas to identify cleanliness concerns, safety hazards, irrigation issues, damaged landscaping, lighting deficiencies, or maintenance needs requiring follow-up.
- Equipment & Supply Maintenance: Operate and maintain groundskeeping tools, equipment, and supplies safely and responsibly while ensuring storage areas remain organized and properly maintained.
- Vendor & Operational Support: Coordinate with landscaping vendors, maintenance teams, housekeeping, and operations staff to support ongoing property upkeep, special projects, and operational readiness throughout the community.
- Storm Preparation & Recovery Support: Assist with property preparation and cleanup efforts related to weather events, storms, high winds, and seasonal operational needs to help maintain safety and presentation standards.
- Safety & Compliance: Follow all safety procedures, operational protocols, and equipment handling guidelines while maintaining awareness of resident activity and ensuring safe working conditions throughout the property.
WHAT YOU BRING
- 1+ years of experience in groundskeeping, landscaping, property maintenance, janitorial services, or outdoor facilities operations preferred
- Strong attention to detail and commitment to cleanliness and presentation standards
- Ability to work independently and efficiently in fast-paced operational environments
- Reliable work ethic with strong organizational and time management abilities
- Ability to operate groundskeeping tools and outdoor maintenance equipment safely
- Positive attitude and willingness to support operational needs across departments
- Ability to work outdoors for extended periods in varying weather conditions
- Strong communication and teamwork skills
- Flexible schedule availability including weekends and holidays as operationally required
- Bilingual English/Spanish preferred given the resident community and operational environment
PHYSICAL REQUIREMENTS
- Ability to stand, walk, bend, lift, and move throughout the property for extended periods during the shift
- Ability to lift, carry, push, and pull up to 50 pounds including equipment, supplies, landscaping materials, and debris
- Ability to work outdoors in varying weather conditions including heat, humidity, rain, and prolonged sun exposure.
